Winslow is a tier 1 settlement in Aylesbury Vale, located inside the nationally identified Ox-Cam economic growth arc. It will benefit from a new railway station, along the proposed east to west rail line linking Oxford and Cambridge, via Milton Keynes. Our role was supporting Landchain in their acquisition of the site, providing development capacity studies and identifying the opportunities and constraints that would need to be addressed through the land promotion process.
Our brief was to generate a landscape led outline proposal for this 18-acre site, which forms a logical infill extension to the settlement boundary of Winslow. Part of the site is occupied by a redundant farm and whilst the farmhouse will remain and be integrated into the scheme, the remaining brown-field areas will be promoted for residential use, including a new nursery.
A public footpath is located along the southern boundary of the site and is integrated into the design. It links neatly with a proposed landscaped amenity to promote intensified biodiversity and ecological benefits. This western portion of the site is proposed to buffer the impact of new houses, forming a softer boundary between the development and the countryside beyond.
The design of the concept layout for this site is formed around a single point of access into the site, with a low-density casual arrangement of dwellings, typical for a semi-rural location. Existing hedgerows are retained and new landscaping will include the planting of indigenous species as well as areas of natural play for children, and several other community benefits.
